Skylights and rooflights for brick terraces in Methley's older streets
8.4 road miles south-east of Leeds city centre
Skylight installation in Methley for the older brick terraces and the later semis around them, with rooflights over the long back kitchens and the landings that street windows barely touch.
Where daylight gives out in Methley's narrow houses
An older Methley terrace is narrow and deep, so the back of the ground floor and the top of the stairs sit far from any glass.
Back kitchenA long rear extension puts the worktops and the table a good way from the garden door.
Top landingThe head of the stairs sits between shut bedroom doors with no window of its own.
Box roomThe small bedroom over the stairs has one window, set low under a sloping ceiling.
Units for Methley's brick walls and tiled roofs
Each is picked for the room underneath, then matched to the tile or slate it has to sit in.
-
Roof Lanterns
Over a stretched kitchen at the back, a lantern gives the worktop end a ceiling of glass.
-
Flat Roof Rooflights
A flat rooflight suits the low roof of a back extension or a lean-to, set in a kerb on the covering.
-
Roof Windows
A roof window over the landing of a pitched-roof semi reaches the stairs and the bedroom doors around them.
-
Sun Tunnels
A sun tunnel lights a bathroom or hall under a short roof run, where a roof window would not fit.
-
Misted Rooflight Replacement
A rooflight with water trapped between the panes needs fresh glass in the frame, or a new rooflight altogether.
What Methley homeowners ask about the back of the house
Each answer starts from a Methley house, whether an extended terrace, a pitched semi or a bathroom pushed to the back.
How do we get daylight into a kitchen at the end of a long rear extension in Methley?
Some older Methley houses have been extended at the back over the years, and the result is a kitchen that runs a long way from the street windows. The garden doors light the table. The worktops further in rely on a ceiling light for most of the day. A rooflight over that far end puts daylight where the doors cannot reach.
Two units are candidates for this job. A flat roof rooflight is a low glazed panel on a kerb. A roof lantern is a glazed pitched structure that stands higher on its own upstand, and it gives the ceiling an inner shape as well as light.
Choosing between a rooflight and a lantern
Width and height decide it. A lantern needs a ceiling that can lose some height to a deeper opening, and a roof that has room around the opening for the upstand. A flat rooflight asks for less of both. Flat rooflight or roof lantern lays the two out together.
The covering under the kerb
An extension roof may be covered in felt, EPDM or GRP, and each one wants a different upstand and edge, so we identify the covering before a kerb is built. If the covering is tired, it can be renewed around the kerb in the same visit, which saves opening the roof twice.
Does the lantern need the council's say-so
A lantern stands a long way above the roof, well past the 150mm that permitted development allows for a roof alteration. Ask Leeds City Council, or look at the drawings approved for the extension, which may already show a lantern. A flat rooflight that stays low is treated differently, and the full conditions are in our planning rules guide.
Where on the roof the unit goes
The best position is usually above the stretch of the room the doors light least, which is often the middle of the cooking and worktop run. We mark it out from inside, then check it against the joists and any steel above the bi-fold or patio doors, because the opening cannot cross a structural member. A unit set too near the house wall can also collect shade from the old roof, so we weigh up the position against the height of the rear wall.
Glass for a kitchen
A kitchen gets warm and steamy, and a south-facing flat rooflight can add heat on a bright afternoon. A solar-control coating cuts that gain, while two panes with a gas fill and a warm-edge spacer hold winter heat in. Our energy efficient rooflights section compares the glazing.
When you have chosen, the written quote names the kitchen and gives the size of the unit, at a fixed price.
Two ways to light a long kitchen from above
| Feature | Flat rooflight | Roof lantern |
|---|---|---|
| Height above roof | Low | Stands well proud |
| Ceiling shape | Flat panel of glass | Glazed pitch above the room |
| Suits | Low or shallow roofs | Roofs with room around the opening |
Is a roof window over the landing possible on a post-war semi in Methley?
The stairs and landing of a Methley semi often have no window, or only a small one on the half-landing. Bedroom doors close off the top of the house, and the stair turns a corner away from the front and back glass. A roof window above the landing is the usual answer, and the daylight falls down the stairwell as well.
On a semi roof the slope above the landing may be a shallow hip or a plain pitch in concrete tile. A roof window there needs a clear stretch of roof between the chimney, the party wall and the edge of the hip, so we look at where the rafters run before suggesting a size, a choice that the guide to lighting a stair from the roof covers in full.
Getting the daylight down to the stair
Above the landing ceiling lies a gap of loft and insulation. The window opening has to be joined to a hole in the ceiling by a lined shaft, called a light well. A well that flares outwards towards the ceiling spreads light across more of the landing than a straight one. The guide to light wells and reveals explains the shapes.
Fitting it to concrete tile
Concrete tiles are heavier and thicker than slate, and a flashing kit is made for the tile profile. We use a kit that suits the tile on your roof, and lap it so the water runs onto the tiles below the frame. We take the tiles beside the opening off by hand and put them back after, and a broken one is replaced with the closest match.
Planning for a semi
An ordinary semi usually falls under permitted development for a roof window on a slope: the frame has to stay within 150mm of the roof plane and below the ridge. If you want to check, ask Leeds City Council, or read the whole list of conditions in our planning rules guide.
Which way the sash opens
A centre-pivot sash turns on a bar through its middle, which suits a spot with furniture below. A top-hung sash hinges along its top edge and swings out, leaving clear headroom. Over a landing, where people walk straight beneath the sash, headroom counts for more.
Reaching the box room too
Where the landing opens onto a small box room, a single window over the stairs lights both when the doors are left ajar. If the box room sits under its own slope, a second, smaller unit above the bed or desk is an option. Whether that is worth it depends on how the roof and the bedroom line up, and it is a question for the visit.
For the full account of sizes and codes, the VELUX sizes and codes guide shows how the letter and the digits in a code relate to the opening.
What the loft hatch shows us
How far apart the rafters sit, where the hip begins, and whether there is a clear drop for a light well down to the landing ceiling.
Will a sun tunnel reach a bathroom at the back of an older Methley terrace?
Older terraces often have the bathroom at the back, in a lean-to or an outrigger added after the house was built. These rooms have a small window, or none, and the bathroom is often the room people say is always dark. A sun tunnel is a rooftop dome joined to a mirror-lined tube that ends in a ceiling diffuser, and it sends daylight into rooms like this one.
The short route works best
A bathroom directly under a flat or lean-to roof can take a tube that runs only a short way. Along the same run, rigid tubing passes on more daylight than corrugated tubing, so a straight line takes rigid tube and only a bend takes flexible.
When the bathroom sits under another room
If a bedroom sits above the bathroom, the tube must pass through that bedroom's floor or wall space, or the roof above has to line up with the room. That is a harder case, and a roof window or a rooflight elsewhere may serve better. The comparison of sun tunnels and roof windows weighs the choice.
Cutting a rafter or joist
The tube is narrow enough to sit between two neighbouring rafters, so no timber is cut. If a rafter or joist does need cutting, that is structural work and we notify it, and it changes the order of jobs on site.
What goes on the ceiling
The diffuser is a frosted disc that spreads the daylight across the bathroom, and it sits flush with the ceiling. Bathrooms already have an extractor fan and a light fitting, so we plan the position of the diffuser around them. Moisture is the other point: the tube is sealed at the diffuser so steam stays in the room.
The installation walk-through for sun tunnels follows the job from dome to diffuser, and the rigid and flexible tube routes page covers a bathroom that sits some way below the roof.

Methley rooflights: the practical questions
Does a flat roof need re-covering before a lantern goes on it?
An old covering is checked at the opening, because the kerb is built into it and the new upstand has to be weathered against what is there. If the felt or rubber is worn, renewing it around the kerb while the roof is open saves opening it again later.
Can a rooflight be fitted into a concrete tile roof?
Concrete tile takes a roof window or a rooflight with a flashing kit made for its profile. We lift the tiles beside the opening, set the frame between the rafters and relay the tiles so they overlap the flashing and the water runs onto the roof below.
Who deals with Building Control for a new roof window?
We notify Building Control for a new roof window in Methley. The notification goes to Leeds City Council, or to a registered building control approver where the work is placed with one.
Will the old ceiling be disturbed when the light well goes in?
The ceiling below the opening is cut back to the line of the new light well, and the dust is the main concern. Dust sheets cover the floors and the stair before cutting begins, and the rooms are cleaned once the lining is in. The reveal is then plastered and finished as quoted.
Can I replace a rooflight over a stair with a bigger one?
A larger unit means a larger opening, so the rafters around it are checked and the new opening is framed with trimmers. What changes is laid out in swapping a rooflight for a bigger one.
